BELLEVUE · COMMUNITIES · NICOYA PENINSULA
Explore four distinctive Bellevue real estate developments and custom homes on Costa Rica’s Nicoya Peninsula, from island horizons and sunrise calm to natural marshland and the wild Pacific edge.
The heart of Bellevue
The right place is more than a view. It is the feeling you want to wake up to every day.
Across the Nicoya Peninsula, each Bellevue community opens a different conversation with the landscape: island horizons, quiet morning light, sand beneath your feet or the untamed edge of the Pacific.
Island horizons. Morning light. Natural marshland. Wild Pacific forest. Four settings—each offering a different way to belong to Costa Rica.
An established gated community near Playa Órganos, shaped by island horizons, individual homes and the warmth of a place already lived in.
An elevated setting of first light and long Gulf views, with space and freedom to shape the future at your own pace.
A beach-walk setting overlooking natural marshland, where birdlife, open nature and the coast define each day.
Coming soon between Cabuya and Mal País: forest, seclusion and the freer energy of Costa Rica’s wild Pacific side.
Each Bellevue home is a starting point rather than a fixed formula. The design can be considered together with the selected property, its orientation, views, privacy and the way you want to live.
A refined starting point for owners who value efficient space and strong indoor–outdoor living. Its orientation, terraces and openings can be considered together with the selected property and its natural setting.
A larger starting point with room for family, visitors and longer stays. Bedrooms, terraces and outdoor areas can be shaped around the property, its strongest outlook and the way the home will be used.
A spacious concept for clients who want a more individual expression of tropical living, with the final design considered around light, privacy, landscape and the character of the selected property.
Colibrí, Coco and Cuantum are only part of the Bellevue home collection. Explore the full range of designs — from compact tropical homes to larger signature residences — and find the scale, layout and architectural character that fits your plans.

Because Bellevue combines honest guidance, personal architecture and a more grounded cost of living—turning the right property into a home that genuinely represents its owner.
From choosing the property and understanding costs to design and construction, we explain each stage clearly, share what we know and help wherever our experience can make the process easier.
Every blueprint is shaped around the owner, the property and the way the home will actually be lived. No two Bellevue homes need to be the same.
Architecture and interiors can be planned together, creating a refined, individual result at a considerably more accessible cost than in Costa Rica’s major luxury destinations.
Bellevue is close to beaches and essential services but away from the most heavily touristic areas, where food, dining and everyday services can cost substantially more.
Bellevue Isla Tortuga already has roads, services and more than thirty individual homes. It is a community that can be visited and experienced—not merely imagined.
Isla Tortuga, Sunrise, Playa Pájaros and Caligo—coming soon—offer four different relationships with the coast, landscape and everyday rhythm of the Nicoya Peninsula.
We fell in love with the extraordinary ocean view that came with our property, so our home needed to make the most of it.
We chose the Cuantum XL and worked with Bellevue to create a home with a pool that opens toward the ocean and takes full advantage of the extraordinary setting.
Building a home abroad can seem complicated, particularly when you are not always there to follow every detail yourself. Having Bellevue manage the project locally and being able to work directly with the people responsible for the development and construction made the process much easier for us.
We are delighted with the result. The house, pool and ocean view have come together into the Costa Rican home we imagined.

We wanted a home in Costa Rica that would really allow us to enjoy the outdoor lifestyle, and Bellevue helped us adapt the Colibrí design to exactly what we were looking for.
We built our home on a Beach Walk lot and added a pool and a much larger deck, which has become one of our favourite parts of the house. The ability to make those changes and create something that suited the way we wanted to live was very important to us.
Throughout the process, we appreciated having a team locally that could take our ideas and turn them into a finished home. Today, we have a place in Costa Rica that feels very much like our own.

One of the things we loved about our property was the setting, the ocean view and especially the incredible mature tree where we wanted to build. Rather than designing around it as an obstacle, Bellevue helped us make it part of the home.
We chose the Colina design and created a huge deck around the tree, preserving it as a central feature of our outdoor living space. The result feels completely connected to the land and the view, which was exactly what we wanted.
What we appreciated most was the flexibility to take an existing Bellevue design and make it personal. We didn’t simply choose a house from a catalogue — we were able to create a home that belongs on our particular property.
